Zibi is an innovative 34-acre waterfront mixed-use community development spanning the Ottawa and Gatineau boundary, designed as one of Canada’s leading zero-carbon urban districts. It aims to combine sustainable urban living with economic vitality, cultural heritage, and environmental stewardship, emerging as a model for next-generation climate-resilient city-making.

The development integrates residential, commercial, retail, and public spaces alongside restored natural ecosystems and vibrant waterfront amenities. A key feature is its district energy system (DTS), which repurposes post-industrial waste heat from a nearby tissue mill combined with hydroelectric power from Hydro-Québec to provide zero-carbon heating and cooling across multiple buildings. Zibi emphasises community connectivity, heritage preservation, and inclusive urban design, promising a high-quality, modern living environment for thousands of residents and workers.

The project’s zero-carbon focus is bolstered by extensive renewable energy use, water reuse, and low-carbon construction methods. Natural spaces, permeable surfaces, and ecosystem restoration foster urban biodiversity while contributing to local climate adaptation.

Zibi leverages state-of-the-art 4th-generation district energy technology to enable efficient sharing of renewable heat and cold among buildings, optimised by smart grid monitoring and management. Digital connectivity and sustainable infrastructure planning reinforce the district’s climate goals.

Zibi prioritises human well-being by creating walkable neighbourhoods, ample green public spaces, and culturally inclusive community hubs. It nurtures social connectivity and equitable access to amenities, reflecting Indigenous partnerships and community values in its urban fabric.
