Wood Wharf is a 23-acre mixed-use neighborhood developed by the Canary Wharf Group, located just east of the main Canary Wharf estate. Built on a former West India Docks industrial site, it marks a major shift toward a more residential, 24/7 urban district. The area is designed as a vibrant place to live, work, and socialize.

Wood Wharf’s masterplan creates a new waterside community with about 5 million sq. ft of total space. It includes over 3,600 homes, 2 million sq. ft of offices, and around 380,000 sq. ft for shops, restaurants, and community uses. The district also adds more than 3.6 hectares of new public spaces, parks, and waterfront boardwalks.

Environmental & Nature

Sustainability is a key part of Wood Wharf, which uses low-carbon materials like Holcim’s ECOPact concrete made with recycled demolition waste. The wider Canary Wharf estate, including Wood Wharf, runs on 100% renewable electricity (since 2012) and has sent zero waste to landfill from managed areas since 2009.

Smart City

Wood Wharf uses an innovative energy strategy, including a district cooling system that draws on the dock’s natural water temperature to provide “free cooling” for much of the year. It’s also an early adopter of carbon-removal construction tech in the UK, capturing CO₂ and storing it permanently in recycled concrete from demolished materials.

Human-Centric

Wood Wharf is designed as a pedestrian-first district with limited car access and a pedestrian-only high street linking it to Canary Wharf. The plan creates a lively community with a central town square, public art, and plenty of waterfront access. It’s meant to attract a healthy mix of residents, workers, and visitors.
