The 78 is a transformative 62-acre mixed-use development in Chicago, envisioned as the city’s 78th neighbourhood. Positioned in the Near South Side, the project aims to convert a former brownfield into a vibrant, sustainable community that integrates residential, commercial, cultural, academic, and recreational spaces. It represents one of Chicago’s largest urban redevelopment efforts, emphasising connectivity and innovation.

Located along the South Branch of the Chicago River, The 78 will feature a new riverwalk with seven acres of public parkland, transit-oriented design including new water taxi stops, bike lanes, and a proposed Red Line subway station. The neighbourhood is planned to house up to 10,000 residential units with a 20 per cent affordable housing commitment, up to 13 million square feet of commercial and institutional spaces, and is set to welcome the Discovery Partners Institute, a research hub led by major Illinois universities to boost the tech ecosystem.

The 78 integrates smart infrastructure such as digital traffic management, sensor networks, and sustainable building technologies. The neighbourhood fosters innovation with advanced research facilities and technology-driven urban management systems to optimise efficiency, safety, and resource usage.

Human-Centric

The urban design prioritises public space activation, waterfront accessibility, pedestrian-friendly streets, and cultural amenities to foster community interaction and social inclusivity. The 78 aims to enhance the quality of life for diverse populations by providing spaces that encourage recreation, learning, and cultural engagement.
