Smíchov City is a large-scale urban regeneration project located in the Smíchov district of Prague (Praha 5). It is one of the largest brownfield development projects in Central Europe, transforming the former Smíchov railway freight yard in Prague into a fully-integrated, polycentric urban district and aims to create a modern mixed-use city quarter combining residential, office, retail, educational and public space.

Spanning approximately 20 hectares, the project is designed to accommodate around 12,000 residents and workers by 2032, featuring nearly 400,000 square meters of residential, commercial, retail, cultural, and public space. Project is led by Sekyra Group, the project emphasizes Transit-Oriented Development (TOD), green infrastructure, and smart technology to create a model neighbourhood for 21st-century urban living. The development integrates contemporary European architectural excellence with pedestrian-friendly design and green spaces, including Prague’s version of Hyde Park and outdoor amphitheaters.

Environmental & Nature

The project is built around Transit-Oriented Development (TOD), centred on the new Smíchov Station to reduce reliance on private cars. It manages water with rainwater retention via green roofs and permeable surfaces. All major structures must meet certified BREEAM green building standards for high energy efficiency and low carbon emissions.

Smart City

The entire district is developed as a Smart Quarter, leveraging integrated systems for resource efficiency. This includes smart waste management to optimize collection routes based on real-time fullness and advanced smart metering across all buildings for better energy optimization and consumption tracking. It features ultra-high-speed fibre-optic infrastructure laid during construction to ensure top-tier connectivity for all residents and businesses.

Human-Centric

The design prioritizes community life through integrated public spaces and accessibility. The centrepiece is a central urban park and boulevard that acts as the social and green heart of the neighbourhood. The short-distance concept ensures all amenities, services, and public transport access are within a brief walking range, promoting natural walkability. The deliberate mix of residential, retail, and office spaces fosters a continuously active community.
