Służewiec, known for corporate towers housing 31,000 residents and workers, features the EU-funded Służewiecki Pond park (5.11 hectares), restoring water retention and biodiversity since 2019. These initiatives combat urban heat islands and enhance resilience amid Warsaw’s growth.

Służewiec integrates office complexes with residential estates like Służew Fort, ponds with artificial islands, viewing platforms, footbridges, and accessible paths featuring exercise equipment and themed gardens. The area connects via Dolina Służewska Street’s green valley to broader Mokotów parks, serving as a financial hub with improved public spaces for leisure. Revitalization adds illuminated fountains and native planting for community use.

Environmental & Nature

Its restoration deepens ponds for 14,000 m³ retention, reducing flood risks, while islands and vegetation boost habitats for waterfowl and mitigate climate impacts like heat islands. Native trees/shrubs/perennials promote biodiversity and noise reduction from traffic, aligning with Warsaw’s green city goals. Circular practices minimise waste in ongoing developments.

Smart City

Projects deploy smart sensors for water quality monitoring, LED lighting with motion controls, and digital apps for park usage and maintenance alerts integrated with Warsaw’s urban platform. IoT supports flood prediction and biodiversity tracking in ponds, enhancing operational efficiency. These tools enable data-driven management for scalable eco-upgrades.

Human-Centric

Inclusive designs with pram/disability paths, mounds for views, playgrounds, and fitness zones foster family outings, exercise, and social gatherings for diverse ages.
