Proposed Participant

Serenbe is a master-planned wellness community in Chattahoochee Hills, Georgia, USA, spanning preserved forests and meadows 35 miles south of Atlanta, founded by Steve Nygren in the 1990s to counter urban sprawl. It emphasizes biophilic design, with 70% of land preserved in perpetuity, housing over 1,200 residents in more than 600 homes. A $1.7 billion final phase through 2035 will add 1,700 units, commercial spaces, hotels, and a school.

Serenbe comprises four hamlets: Grange (agriculture-focused with a 25-acre organic farm), Selborne (arts), Mado (wellness), and a growing commercial district linked by miles of nature trails, pedestrian paths, and bike routes. Features include restaurants, spas, galleries, a gym, yoga studios, and community events like farmers’ markets and artist residencies. The expansion includes senior housing, a 110-room hotel, offices, and civic spaces across 1,532 acres.

Future Cities criteria compliance

Environmental & Nature

Over 70% of land remains forested, with native/edible landscaping replacing chemical-dependent lawns, a 25-acre organic farm yielding 300+ crop varieties, and permeable designs for water conservation.

Edible elements like herb gardens and blueberry bushes along paths promote local food production and biodiversity. Preservation commitments ensure long-term ecological balance amid growth.

Smart City

Serenbe integrates smart systems for energy efficiency, such as greywater reuse for irrigation and vegetated stormwater management instead of concrete infrastructure.

Community operations leverage digital platforms for events, farm CSAs, and resident engagement, supporting seamless live-work-play dynamics. Future phases incorporate modern building tech for net-zero homes and efficient commercial districts.

Human-Centric

Hamlet-specific amenities foster community: Grange for farming, Selborne for arts, Mado for wellness, with playgrounds, golf cart events, and intergenerational activities.

Trails connect homes to nature, shops, and gatherings within 400 feet, enhancing walkability and social bonds. Cultural programs, philanthropy groups, and outdoor performances prioritise well-being and neighbourly connections.
