Rublyovo-Arkhangelskoye, branded as SberCity, is a large satellite city west of Moscow developed by Sberbank. Designed as a smart city, it aims to be an international financial and residential hub. The masterplan, led by Zaha Hadid Architects, emphasises a balance between nature and advanced technology.
Located in Kuntsevo along the Moskva River, SberCity spans 461 hectares as a mixed-use district to ease Moscow’s congestion. It will house 65,000 residents and create 70,000 jobs, featuring residential areas, a business cluster, and a new metro line connecting it to the city centre.

Environmental & Nature
SberCity’s buildings, like the A24 offices, cut energy use by 32% and hold Platinum Clover certifications. One-third of the area is green, with parks, a 30-hectare lake, and a 7 km riverfront. The master plan promotes eco-mobility through pedestrian paths, bike networks, and electric transport.
Smart City
SberCity uses a digital twin platform for 3D energy management and AI tools like GigaChat and Kandinsky for smart design. The district tests autonomous Navio vehicles and plans self-driving public transport with V2X technology. Residents enjoy smart homes and predictive utility maintenance, with AI monitoring systems continuously to prevent issues.
Human-Centric
SberCity’s design prioritises well-being, promoting community interaction and access to nature. It hosts School 21, Sber’s free digital tech school, supporting education and innovation. The layout ensures short distances between work, leisure, and services, enabling residents to live, work, and play in one area.
