Proposed Participant

Pantai Indah Kapuk 2 (PIK 2) is a large-scale independent city development spanning approximately 10,000 hectares in North Jakarta, Indonesia, developed through a partnership between Agung Sedayu Group and Salim Group. This mega-project builds on the success of PIK 1, aiming to create a modern urban centre with integrated infrastructure, positioned near key toll roads like Soekarno-Hatta Airport Toll, Jakarta Inner Toll, and JORR. Official sources highlight its status as HGB-certified land designed for residential, commercial, and recreational use.

PIK 2’s master plan includes residential clusters, apartments, golf islands, waterfront areas, and commercial facilities connected by ring roads, pedestrian and bike paths, and TransJakarta links. The HOK Extension adds luxury apartments, offices, R&D centres, an academic campus, wetland parks, and Java Sea greenbelts, with mangrove-restoring river rejuvenation. Infrastructure focuses on flood-free design, waste management, potable water, toll access, parking, and 24/7 CCTV and GPS security.

Environmental & Nature

The project prioritizes environmental integration via mangrove restoration, sustainable stormwater systems to reduce runoff, wetland conservation parks, and flood protection across the site. Features include processed wastewater, drinkable water provision, and green spines like central parks and canals on former swampy land. These efforts support a resilient waterfront city model amid coastal challenges.

Smart City

PIK 2 incorporates smart city concepts through advanced traffic management with loop ring roads free of intersections, integrated command centres for security monitoring, and connectivity to premium transport networks. Developments leverage international design from U.S. consultants like DDG and HOK for efficient urban layouts with tech-enabled public amenities. Official marketing notes full CCTV coverage, speed monitoring, and mobile security systems for seamless operations.

Human-Centric

PIK 2 emphasizes live-work-play environments with strategically placed open spaces linking residential, office, and recreational zones, promoting walkability and community interaction. Amenities cater to families and professionals via extensive public facilities, pedestrian paths, bike lanes, and waterfront access, fostering inclusive urban living. The design connects neighbourhoods to education, tourism, and green areas for enhanced quality of life.
