One Bangkok is a transformative, THB 120 billion (approximately USD 3.9 billion) mixed-use development under construction in the heart of Bangkok, representing Thailand’s largest private-sector-led development. this pioneering project comprises nine buildings across four precincts including five Grade-A office towers, three luxury hotels, retail precincts, upscale residences, and cultural venues. As Thailand’s first project to earn the LEED Neighbourhood Development Platinum certification, One Bangkok exemplifies world-class urban planning with sustainability and smart city technologies at its core.

The project site, located at the prestigious corner of Wireless Road and Rama IV Road, was previously occupied by the Suan Lum Night Bazaar and the old Lumpinee Boxing Stadium. Its strategic location overlooks the city’s cherished Lumphini Park. It is developed by a joint venture between TCC Assets and Frasers Property, this 16.7 hectare “city within a city” is designed to be a world-class hub for business, retail, tourism, and living.

Environmental & Nature

It is the first project in Thailand pre-certified for LEED Platinum Neighbourhood Development, incorporating renewable energy systems, low-carbon design, and efficient water recycling. Over 50% of the site area is dedicated to green and open spaces, integrating parks, shaded walkways, and eco-friendly landscaping to reduce heat and enhance biodiversity.

Smart City

One Bangkok integrates smart technologies throughout the district, pioneering efforts in cyber-security and facilitating the way people work, live, and play. Smart city innovations in parking and traffic management, as well as centralised utilities, security and safety, enhance the visitor and resident experience.

Human-Centric

Inspired by the city’s rich culture and history, One Bangkok will be integrated, accessible and inclusive. An exemplary centre promoting new forms of public participation, One Bangkok is set to become a dynamic reflection of the city’s bright and bold future. Upon full completion, the district is expected to accommodate a working and living population of 60,000 and host up to 200,000 daily visitors, establishing a new benchmark for urban living in Southeast Asia.
