Modderfontein New City was a proposed 1,600-hectare ($8 billion/R87 billion) mixed-use mega-development east of Johannesburg, South Africa, envisioned by Shanghai Zendai Property Group to create a self-sustaining “New York of Africa” with residential, commercial, industrial, educational, healthcare, and entertainment zones for 100,000 residents and 200,000 jobs. Launched in 2013 with Gauteng government support, initial phases like the Centenary project and bulk infrastructure (R400 million invested) began in 2015, but the full city plan was abandoned around 2019 due to funding shortages and disputes with the City of Johannesburg.

Initiated to address urban overcrowding and spur economic diversification, the masterplan featured interconnected parks, Gautrain integration, town centres (240 ha), residential communities (370 ha), entertainment precincts (43 ha), education zones (140 ha), logistics parks (280 ha), and silver industry areas for healthcare. Located near OR Tambo Airport, Sandton, and Pretoria, it aimed for eco-friendly growth blending global and African elements over 15-20 years, though only partial developments proceeded before cancellation.

Planned smart infrastructure with rapid rail (Gautrain), efficient utilities, and integrated transport networks to support finance, trade, logistics, and IT hubs, fostering high-tech urban functions.

Human-Centric

Targeted multicultural communities with diverse housing (luxury to affordable), schools, sports centres, theme parks, and accessible amenities promoting live-work-play balance and cultural integration.
