Mission Rock is a visionary, mixed-use waterfront neighbourhood in San Francisco’s Mission Bay district, developed through a partnership between the San Francisco Giants, Tishman Speyer, and the Port of San Francisco. It transforms a former industrial site into an inclusive, vibrant community that integrates residential, commercial, cultural, and recreational spaces.

Covering 28 acres south of Oracle Park, Mission Rock will feature approximately 1,500 housing units, 40% affordable to low- and middle-income families, office spaces, retail shops, cultural venues, and parks, including an expanded China Basin Park. The project improves public waterfront access via the Bay Trail and incorporates adaptive design to address sea level rise, such as elevated sidewalks and loading docks. Historic Pier 48 is preserved as part of the development’s character.

Environmental & Nature

The project prioritises environmental sustainability through resilient design, addressing climate risks, preservation of open green spaces, and promotion of walkability and transit access. It seeks to balance urban density with ecological health while enhancing public access to the San Francisco Bay waterfront.

Smart City

Mission Rock incorporates smart city infrastructure focused on sustainability and resilience. Technologies include sensor networks for environmental monitoring, water management systems, and flood-resilient urban design. Integration of sustainable construction methods and digital innovation supports a future-proof urban environment.

Human-Centric

Mission Rock emphasises community through diverse affordable housing, public art installations, pedestrian-friendly streetscapes, and ample gathering spaces. Street Rooms, interactive installations by local artists, enrich the social fabric alongside everyday amenities, fostering a connected and inclusive neighbourhood.
