Menlyn Maine in Pretoria is a large mixed-use precinct promoted as Africa’s first “green city,” combining offices, residential buildings, hotels, retail, entertainment, and public spaces in a compact new urban node east of the traditional CBD. Developed in partnership with the Clinton Climate Initiative, it is one of a small group of international urban projects piloting low‑carbon, climate‑positive development models.

Menlyn Maine occupies roughly 32 hectares with a total planned built area of about 315,000 m², forming a dense “mini‑city” around the Menlyn Maine Central Square mall and the Times Square entertainment complex. The precinct was conceived to relieve pressure on Pretoria’s historic centre, create a new high-end business and lifestyle address, and demonstrate how South African cities can move towards greener, transit‑oriented growth.

Environmental & Nature

Menlyn Maine uses building‑management systems, smart metering, and AI‑assisted energy control to optimise heating, cooling, lighting, and water use across the precinct. Centralised infrastructure planning (power, bulk services, and precinct‑wide operations) allows coordinated monitoring of performance and supports future smart‑city applications such as integrated security, parking management, and digital services.

Smart City

The development integrates A‑grade office towers, luxury apartments, a 5‑star hotel, medical and wellness facilities, gyms, restaurants, and plazas, all within walking distance of each other. It links to the city via major roads and public transport (including BRT and Gautrain feeder buses) while providing internal pedestrian streets, landscaped parks, and “third spaces” that encourage people to live, work, shop, and socialise without constant car use.

Human-Centric

All buildings are required to achieve at least a 4‑Star Green Star SA rating, and the precinct targets LEED for Neighbourhood Development certification, ensuring high standards for energy efficiency, water conservation, materials, and urban design. As part of the Clinton Climate Positive Development Programme, Menlyn Maine pursues reduced greenhouse gas emissions through efficient systems, mixed land uses that shorten trips, and encouragement of public transport and non‑motorised movement.
