Mayfield is a major nature-led regeneration project located beside Manchester Piccadilly Station. The development is transforming a former industrial railway site into a new mixed-use urban district focused on green space, connectivity, housing, and sustainable city living.

Spanning approximately 24 acres, Mayfield is being delivered through a public-private partnership led by development partner Landsec. The project represents one of Manchester’s most ambitious urban renewal initiatives and is designed to reconnect previously inaccessible land with the wider city centre.

At the heart of the development is Mayfield Park, a 6.5-acre public park and the first new public park created in Manchester city centre in more than 100 years. The park has quickly become a major public destination, bringing nature, recreation, and biodiversity into the centre of the city.

Mayfield is still in an earlier phase of development compared to other Manchester regeneration districts. Current and future plans include new offices, approximately 900 homes, a transport hub, public spaces, and additional commercial developments designed to support long-term sustainable growth.

Nature and sustainability are central to the Mayfield vision. The creation of Mayfield Park introduces extensive green space, biodiversity habitats, climate-resilient landscaping, and improved urban cooling into Manchester’s dense city centre environment. The wider development aims to support low-carbon living through walkability, public transport access, and sustainable building practices.

Smart City

Mayfield’s masterplan integrates future-ready urban infrastructure designed to support smart mobility, sustainable transport systems, and highly connected commercial spaces. The development’s location beside Manchester Piccadilly Station positions it as a future transport-oriented district within the city.

Human-Centric

Mayfield prioritises public life and wellbeing through its strong focus on accessible green space and community-oriented design. The park provides recreational areas, walking routes, riverside spaces, and event areas designed to improve the quality of life for residents, workers, and visitors.
