Manchester is being reshaped by two major regeneration projects: NOMA in the north and Mayfield in the south. Both areas are turning old industrial land into modern mixed-use districts with homes, offices, and public spaces. These developments are designed to expand the city centre and create sustainable, future-ready neighbourhoods.

NOMA is a 20-acre, £800 million mixed-use district being developed by Federated Hermes. At its centre is One Angel Square, the headquarters of the Co-op Group, which anchors the area. The masterplan includes 4 million sq ft of offices, new housing, retail, and leisure spaces. NOMA combines restored historic buildings with modern architecture and is designed to become a major “digital innovation district” in Manchester.

Environmental & Nature

NOMA is a pioneer in net-zero urban development. One Angel Square, its flagship building, was one of the most sustainable office buildings in the world at the time of its opening, achieving a BREEAM Outstanding rating. The newly completed 4 Angel Square continues this legacy as an operationally net-zero building, powered entirely by renewable electricity and heated through high-efficiency air-source heat pumps.

Smart City

NOMA positions itself as a leading digital district, with multiple buildings achieving Wired Score Platinum ratings for connectivity. Its newest development, 4 Angel Square, is equipped with a smart-enabled Building Management System (BMS) that uses real-time data to monitor energy use, air quality, and indoor climate conditions.

Human-Centric

NOMA takes a “neighbourhood-led” approach, putting community at the heart of its design. It includes Sadler’s Yard, a public square for events, and buildings with wellness suites and ample cycle storage to encourage healthy, active living.
