NOMA is one of Manchester’s largest urban regeneration projects, transforming a historic industrial district into a modern mixed-use neighbourhood. Located in the north of the city centre, the 20-acre development blends restored heritage buildings with new sustainable architecture, creating a future-focused district designed for business, innovation, and community life.

Developed and managed by Federated Hermes MEPC, NOMA is a £800 million regeneration project centred around One Angel Square, the headquarters of the Co-op Group. The district includes offices, retail, leisure spaces, residential developments, and public areas designed to support a vibrant city-centre community.

NOMA combines Manchester’s industrial heritage with advanced urban design. Historic warehouses and listed buildings have been restored alongside new commercial developments, helping create a connected and highly active neighbourhood. The district is also emerging as one of Manchester’s leading digital and financial hubs.

A major recent addition is 4 Angel Square, a flagship office development fully leased to global financial services company BNY. The building reflects NOMA’s continued expansion as a major commercial destination in Manchester.

Sustainability is central to NOMA’s master plan. One Angel Square was recognised as one of the world’s most sustainable office buildings upon completion, achieving a BREEAM Outstanding rating. 4 Angel Square continues this approach as an operationally net-zero building powered by renewable electricity and supported by high-efficiency air-source heat pumps.

Smart City

NOMA is positioning itself as a leading digital district in Manchester. Several buildings have achieved WiredScore Platinum ratings for digital connectivity. Developments such as 4 Angel Square use smart-enabled Building Management Systems (BMS) that monitor energy consumption, air quality, and indoor environmental performance in real time.

Human-Centric

NOMA follows a neighbourhood-led design philosophy focused on people and public life. The district includes public gathering spaces such as Sadler’s Yard, which hosts events and community activities. Buildings across the development also promote wellness through active travel facilities, cycling infrastructure, and modern workplace amenities.
