Madrid Nuevo Norte (MNN) is Madrid’s flagship 21st‑century regeneration project, turning disused rail and industrial land north of Chamartín–Clara Campoamor station into a dense, mixed‑use district. Led by Crea Madrid Nuevo Norte with the City and Region of Madrid, ADIF and private partners, it is presented as one of Europe’s largest urban redevelopment schemes.
Madrid Nuevo Norte (MNN) will deck over about 5.6 km of rail corridor and redevelop roughly 2.6 million m² into a new business district, around 10,500 homes (with at least 20% protected/affordable) and about 400,000 m² of green areas. A fully modernized Chamartín station becomes a major intermodal hub, stitching together currently separated neighbourhoods with new streets, bridges, and public spaces.
The project involves around €11 billion in investment and is expected to generate hundreds of thousands of jobs over its lifecycle, positioning Madrid as a key European node for business and sustainable mobility.

Environmental & Nature
Sustainability is anchored in a compact, mixed‑use, transit‑oriented form that prioritises public transport, walking, and cycling over private cars. The project concentrates growth around the station and Castellana axis, adds an “urban forest” and green corridors, and aligns with UN Sustainable Development Goals through low‑carbon energy and circular water and materials management.
Smart City
Madrid Nuevo Norte is conceived as a smart district with a strong digital and energy backbone. Plans include high‑performance, tech‑enabled buildings, smart‑grid energy systems, and intelligent management of lighting, traffic, and public services to optimise performance and cut emissions.
Human-Centric
Madrid Nuevo Norte frames the district as “a city for people,” designed around everyday quality of life. Walkable blocks, active ground floors, accessible public spaces and protected housing aim to reduce travel times, support local life on foot and by transit, and ensure social inclusion in line with SDG 11.
