Located in Central London, just north of King’s Cross and St Pancras International stations, the masterplan covers approximately 67 acres (27 hectares), comprising 50 new and restored buildings, 26 acres of public space, and over 2 million sq ft of office space. It delivers 2,000 new homes, educational facilities, retail and hospitality venues, and significant cultural destinations.

Environmental & Nature
Sustainability is at the heart of King’s Cross Central, which became carbon neutral in 2021 and targets net zero by 2035. The estate achieves BREEAM “Excellent” and “Outstanding” ratings, features 100% rainwater capture through SuDS, and dedicates over 40% of its 67-acre site to public green space.
A zero-waste strategy diverts more than 90% of construction waste from landfill, while landmark buildings like Meta’s Pancras Square offices showcase its cutting-edge sustainability.
Smart City
The entire estate operates a District Energy Network supplied by 100% renewable sources, eliminating the need for individual building boilers. The development uses innovative solutions, such as an energy recycling system that transfers waste heat from offices to provide hot water for residential units.
Smart city features include a digital wayfinding map. The large-scale redevelopment of the King’s Cross Station utilized Building Information Modeling (BIM) and 3D modeling for complex engineering, heritage preservation, and construction coordination.
Human-Centric
The masterplan centres around Argent’s “Principles for a Human City,” emphasizing long-term stewardship and inclusive, accessible public spaces for all. The development includes nearly 2,000 residential units, with 42% dedicated to affordable housing, supporting mixed and balanced communities.
Programs like KX Recruit provide a job matching service for local people and businesses, aiming to create social and economic opportunities for the surrounding community. Public realm spaces, such as Granary Square’s 1,080 fountains, are heavily programmed with cultural events and activities, transforming the area into a vibrant destination rather than a pass-through hub.
