The Kartal-Pendik Coastal Revitalization Masterplan constitutes one of the significant urban renewal projects in Istanbul, which has emerged from an international competition into the transformation of a former industrial site. The project aims to establish a new sub center on the Asian side of Istanbul to shift developmental pressure from the historic core of the city.

Kartal is a municipality and district of Istanbul Province, Turkey. Its area is 38 km2, and its population is 483,418. It is located on the Asian side of the city, on the coast of the Marmara Sea between Maltepe and Pendik. Kartal-Pendik site is strategically located on the east bank of Istanbul designed by Architect Zaha Hadid in 2007. Spanning an area of approximately 555 Hectares, the program aims to create a major urban hub featuring a Central Business District (CBD), high-end residential areas, and cultural and leisure facilities, including a marina. Its core design uses a flexible “soft grid” framework to dynamically manage urban density and create extensive parks and open spaces.

Environmental & Nature

Sustainability is a core principle of the revitalization. It emphasizes a green-design plan, aligning with modern urban principles. Its core “soft grid” framework is specifically designed to create a continuous, meandering network of open spaces throughout the city. Historically, the coastal segment in Kartal has seen significant artificial land filling by the Municipality to satisfy public demand for new parks and recreational areas.

Smart City

Its plan is highly advanced, utilizing parametric systems and sophisticated techniques like the wool-thread model simulation to efficiently generate and optimize complex road and network patterns across the site. This innovative approach is mirrored in the area’s new residential complexes, which incorporate modern features such as smart home management and a deep commitment to eco-conscious and sustainable design

Human-Centric

It is a human-centric project that replaces an obsolete industrial site with a high-quality urban environment. The design focuses on social well-being by creating a porous, interconnected network of public spaces and seamless access to the sea. The district is highly connected via a robust transport network.
