Heidelberg Bahnstadt, built on a 116-hectare former rail depot, is the city’s newest and one of Germany’s largest urban projects. It’s a flagship for sustainable living and is known as the world’s largest “passive house” settlement, leading in climate-friendly construction.
Heidelberg Bahnstadt, southwest of the city center, is a mixed-use “city of short distances” blending living, work, science, and culture. Developed from 2008 to 2022, it will house around 6,500–6,800 people and create 5,000–6,000 jobs. The district is popular with young families and has Heidelberg’s highest birth rate.

Environmental & Nature
Bahnstadt’s core concept is strict Passive House construction for all buildings, cutting heating energy by 50–80%. Remaining energy needs are met with 100% renewables, mainly from a wood-chip CHP plant. The district also includes green roofs and advanced rainwater management to lower flood risk.
Smart City
Heidelberg Bahnstadt uses smart energy management throughout the district. Homes have smart meters to track energy use and costs, while public LED streetlights are managed by a system that adjusts lighting as needed, cutting energy consumption.
Human-Centric
Bahnstadt is designed for high-quality urban living, with 3.5 km of cycle paths and new tram lines that prioritize pedestrians and cyclists. Social facilities include five daycare centers, a school, and the B³ community center. A 1.5 km public park on a former rail siding offers green space for leisure and recreation.
