GREENFIELD BĂNEASA

BUCHAREST DISTRICT 1

Romania

Proposed Participant

Greenfield Băneasa eco-nodes in Romania develop a flagship residential complex in northern Bucharest’s District 1, adjacent to Băneasa Forest, housing over 6,000 residents in minimalist modern architecture amid 900 hectares of natural landscape. Launched by IMPACT Developer & Contractor, it combines affordable high-standard housing with infrastructure like new access roads (over €2 million invested in 2025) and upcoming Metro Line 6 stations, creating self-contained eco-nodes with urban conveniences. This positions Băneasa as a model for green residential growth near the city centre.

The complex features terraced houses, apartments, Greenfield Plaza retail, Wellness Club, public school/kindergarten, and internal boulevards like Platanilor with green medians, connected via Teisani Alley, DN1, and future metro stops at Băneasa Shopping City. Multiple access roads, including intersections with ring roads and railway crossings, enhance connectivity for 6,000+ inhabitants enjoying forest proximity, STB bus line 203 to Piața Victoriei, and pedestrian zoo links. Developments prioritise family living with fenced playgrounds and communal facilities.

Future Cities criteria compliance

Environmental & Nature

It emphasises energy-efficient designs with sustainable materials (low-VOC paints), solar potential, waste sorting/composting education, and forest adjacency, minimising urban heat while promoting biodiversity.

Infrastructure investments like green medians and circular economy practices reduce emissions, supporting District 1’s low-impact growth with rainwater management and cycling paths. This fosters resilient communities amid Bucharest’s expansion.

Smart City

Greenfield Băneasa, District 1 integrates smart building management systems (BMS), efficient low-flow sanitary units, LED lighting, reducing pollution, and IoT for energy optimisation in residences and public areas.

Digital platforms support resident services, metro integration, and traffic management via new arteries, aligning with Bucharest’s smart city initiatives like the Different Angle Cluster for urban tech. These enable data-driven efficiency and future-proof infrastructure.

Human-Centric

The project creates walkable neighbourhoods blending secluded nature with urban access, featuring playgrounds, wellness clubs, schools, and plazas for family activities and social interaction. Proximity to forest trails, metro, and shopping enhances daily well-being for diverse residents, prioritizing minimalist living that balances privacy and community. Inclusive amenities support intergenerational harmony.
