Glasgow is leading two major urban renewal projects: the Clyde Waterfront Innovation Quarter and Sighthill Transformational Regeneration Area (TRA). These initiatives are turning the city’s post-industrial areas into hubs for innovation and sustainable living. Sighthill is the UK’s largest regeneration project outside London, while the Clyde Waterfront reconnects the city to the river through the Glasgow Riverside Innovation District (GRID).

Sighthill TRA redevelops 50 hectares in North Glasgow with 1,000 homes and a community campus, linked to the city centre by a pedestrian and cycle bridge over the M8. The Clyde Waterfront Innovation Quarter, from Govan to Partick, is a £113.9M high-tech district anchored by the University of Glasgow, creating 4,000 jobs. The Govan-Partick Bridge reconnects communities and is one of Europe’s longest opening pedestrian bridges.

Environmental & Nature

Sighthill’s Smart Canal retains all surface water on-site using SuDS, while planting 4,120 trees enhances air quality and biodiversity. The Clyde Waterfront aims for a climate-neutral district, using River Clyde water-source heat pumps to supply low-carbon district heating.

Smart City

Sighthill features Europe’s first “Smart Canal,” using sensors and weather data to lower canal levels before heavy rain and manage run-off. The Clyde Waterfront hosts the Glasgow Riverside Innovation District (GRID), focused on deep-tech sectors like precision medicine, quantum tech, and nanofabrication.

Human-Centric

Sighthill and Clyde Waterfront prioritise walking and cycling, with the Govan-Partick and Sighthill M8 bridges dedicated to active travel, connecting communities to the city centre. Sighthill offers mixed-tenure housing with 25% social rental, while Clyde Waterfront promotes “inclusive innovation,” ensuring local residents benefit economically.
