Bratislava Eurovea City / Nivy zone in Slovakia represents a major riverside urban regeneration project along the Danube, transforming industrial waterfronts into a premium mixed-use district with shopping, offices, residences, and public spaces. Eurovea City, developed by Cresco Real Estate since 2007, expands Phase I (completed 2010) into Phase II, featuring Slovakia’s tallest skyscraper (Eurovea Tower at 192m), while adjacent Nivy integrates a mall, bus terminal, and green rooftop.

Eurovea spans 4.6 hectares initially with Eurovea Galleria mall, Sheraton Hotel, apartments, offices, and a revitalized promenade, now extending to 25,000 sqm waterfront parks, activity zones, and high-rises connecting Old Town to the riverfront. Nivy adds retail, services, an underground bus station, food market, and Nivy Tower offices, forming a dynamic hub accessible by bridges, trams, and footpaths.

Emphasises green public areas covering two-thirds of Phase I, waterfront parks for flood resilience, BREEAM/Well standards in Nivy buildings, and reduced car dependency via public transport and bike facilities, promoting urban cooling and biodiversity. Rooftop gardens capture rainwater, solar panels generate power, and waste systems promote recycling to lower overall emissions.

Smart City

Features modern building systems with energy-efficient HVAC, smart lighting, and digital wayfinding; Nivy employs integrated transport tech for bus operations and real-time passenger info, while Eurovea Tower integrates advanced elevators and security platforms for high-density use. Additional IoT sensors monitor occupancy and optimise energy flows, supporting seamless app-based services for navigation, bookings, and maintenance alerts.

Human-Centric

Creates inviting promenades, age-targeted parks, rooftop greenspaces with playgrounds and tracks, and event squares fostering family outings, social gatherings, and leisure, blending work-live-play for residents, shoppers, and commuters. Inclusive designs feature accessible paths, community events, and wellness zones, enhancing daily well-being and social connections across generations.
