Dockside Green is a 15-acre mixed-use urban village nestled along Victoria’s Upper Harbour, in the growing Vic West community of British Columbia, Canada. Developed on a brownfield site once occupied by light industry for over a century, Dockside Green exemplifies one of Canada’s pioneering efforts in sustainable community building grounded in local, environmentally conscious living. The project is widely recognised for its green building standards and integrated ecosystem of nature, life, and industry.

The community blends luxury residential towers like Dockside Green Tower 3 with retail, parks, recreational amenities, and waterfront access. It promotes active living through fitness centres, bakeries, communal spaces, and multi-use waterfront trails. Extensive environmental cleanup included detoxifying petrochemical and hazardous materials, while exceeding national energy efficiency codes. The site features a centralised biomass gasification plant providing heat and hot water, and wastewater treatment recycling water for irrigation and greywater use.

The project embodies high sustainability standards, demonstrated by a centralised biomass gasification plant achieving carbon neutrality in emissions during gas production. Comprehensive water recycling and conservation, energy efficiency exceeding 45-55% above codes, and eco-sensitive landscaping prioritise environmental health and urban resilience. The extensive green spaces and accessible waterfront reinforce ecological balance and biodiversity.

Smart City

Dockside Green integrates state-of-the-art energy systems, wastewater treatment technologies, and smart building design incorporating energy-efficient appliances and environmental monitoring. District energy systems support sustainability goals through efficient heating and cooling using renewable sources. Residents benefit from digital communication platforms facilitating community engagement and resource management.

Human-Centric
